5 easy and affordable prop styling  tips and tricks to create a welcoming and homely atmosphere ahead of property photo shoot.

What is prop styling ?

Prop property styling involves activities carried out to prepare spaces and backgrounds prior to a photo or video shoot. The prop stylist figures out how they will arrange objects in order to help to create an inviting and comfortable atmosphere, which is important when trying to sell a home.

Good news is that most   home sellers and property agents do not need a professional to succeed at prop styling task!

1. Declutter

One of the most important tips when it comes to prop styling a property for sale is to declutter. This means removing any unnecessary items that could be distracting to potential buyers. This includes, but is not limited to, removing  personal items such as family photos, knickknacks, and excess furniture. This will allow potential buyers to envision what the property could look like with their own personal touches.

2. Add Greenery

Adding plants to your property can help to make it feel more inviting. This is especially true if the property is lacking in natural light. Adding some greenery will help to brighten up the space and give potential buyers a sense of warmth and comfort.

3. Add Fresh Flowers

Flowers come in all shapes and sizes , it is an easy and budget friendly way to complement your interior and showcase a positive  atmosphere of a home . Not only will the property feel fresh and clean ,  studies show that fresh flowers can also noticeably increase your mood!

4. Add Blankets

Cozy objects like blankets add warmth to what can otherwise feel like a bare home. Use what you already have and try to envision how you want the home to feel during the viewings and on images. There are many ways to display a blanket , for example , in a basket , on a hook or coat rack , on a blanket ladder , on the bed or draping from the couch.

5. Ask your Photographer

Last but not least - ask your Photographer! The professional property photographers have tons of experience photographing all kinds of homes. They have a trained eye on what works and looks good on photographs and video ! They can give you advice on how to position objects , what needs to be removed from the frame or what can be brought  from other rooms to enhance the shot.
